WHAT WE LOOK FOR:
We are actively seeking:
Sites throughout Scotland.
Land suitable for residential development of up to 15 homes.
Infill plots, edge-of-settlement land, redundant buildings or underutilised sites.
Both unconsented land and sites with lapsed or preliminary planning discussions.
Each opportunity is assessed on planning context, access, surrounding character and long-term viability.
Vacant / Under Utilised Land
Do you own a field or empty site that isn’t being used to its full potential? Have you got a large back garden or a space next to your home that sits unused?
There may be more value in it than you realise. Even small areas could represent an opportunity you haven’t considered.
Vacant Property
Is there a property on your land that isn’t being fully utilised, or is no longer fit for purpose?
Spaces that once served a purpose could still be a source of value if resdesigned to suit different needs.
Redundant Buildings
Do you have an old barn, storage building, warehouse, or workshop that’s no longer in use?
These buildings can unassumingly fall into neglect, but may have untapped potential that could bring financial benefit.
FUNDING , AGREEMENTS & TIMESCALES:
Planning costs are fully funded by us under agreed option arrangements and we assume the financial risk associated with securing planning consent.
Agreements are structured transparently, with purchase terms defined in advance. Where appropriate, mechanisms can be tailored to reflect site-specific circumstances.
Our aim is to create aligned outcomes — ensuring landowners benefit from uplift while development is carried out responsibly.
Initial site reviews are typically completed within a short timeframe following receipt of relevant information.
Option agreements are structured with clear milestones and defined longstop dates. We believe in clarity from the outset, ensuring landowners understand the process, timeline and commercial framework before entering into agreement.
OUR PROCESS :
01. Site Appraisal
We undertake a confidential review of your site, assessing planning context, access, constraints and development potential. This allows us to determine whether the site is suitable for small-scale residential development.
02. Option Agreement
Where appropriate, we agree clear commercial terms and enter into an option agreement. Under this structure, we fully fund and manage the planning process, allowing the site’s potential to be explored without upfront cost to you.
03. Planning & Design
We lead the design development and planning submission process, engaging with local authorities and relevant stakeholders to secure a robust and deliverable planning consent.
04. Delivery or Sale
Once planning is secured, the site is either acquired in line with agreed terms or progressed through development. The structure is defined at the outset, ensuring clarity for all parties.
